Sign calls and listing calls, answered from your listing sheet
A buyer who calls the number on your sign is standing in front of the house. Your AI virtual receptionist answers from the listing sheet you approve, finds out whether they’re a buyer, a buyer’s agent or a neighbour, and sends the listing agent a hot lead before the caller drives away.
Hear it answer — call our AI receptionist(450) 367-9990Who calls a sign, told apart in one question
“Are you working with an agent?” sorts most sign calls. Each answer ends differently.
Someone calls the number on the sign or the listing. The greeting says it’s an AI and that the call is recorded, then it asks which property.

What the listing sheet answers, and what it doesn’t
Callers ask the same few things about every listing. Put them on the sheet, and the answer is the same for everyone, at any hour.
| Callers ask about | Answered from the sheet | Left to the agent |
|---|---|---|
| Price | The listed price | Whether the price is flexible |
| The home | Bedrooms, bathrooms, size, parking, what’s included | Condition, repairs and disclosures |
| Costs | Property taxes, condo or HOA fees | What the seller would accept |
| Seeing it | Open house times; how showings are booked | Confirming a showing with the seller |
| Offers | Nothing | Whether there are offers, and when they’re reviewed |
| The area | Facts about the home and lot | Nothing about who lives nearby: official sources for schools and safety |
A listing sheet your agent can answer from
One block of text per listing, in step 9, Business rules, or one document for all your listings. The last line matters most: it tells the agent which questions to pass on.
Update it the day anything changes, such as a price drop or a new open house.
Listing sheet (example)
Listing: 42 Elm Street Status: for sale. Listing agent: Dana Brooks. Price: $689,000. Bedrooms: 3. Bathrooms: 2. About 1,650 square feet. Property taxes: about $6,200 a year. Parking: single garage and driveway. Included: fridge, stove, dishwasher, washer and dryer. Open house: Saturday 2 to 4 p.m. Showings: by request; the listing agent confirms each one with the seller. Questions only the agent answers: offers, price flexibility, disclosures, why the seller is moving.
A buyer’s agent asks about offers
The question is a fair one, and the answer belongs to the listing agent and the seller. The virtual receptionist says so, and makes sure the agent calls back with the details.
